About Miami

Miami’s Russian-speaking street is the ocean strip north of downtown, not South Beach. Sunny Isles Beach is the densest: Collins Avenue towers, walk-in dental chairs, insurance desks in lobbies, and Saturday tables that run on Russian and Ukrainian as much as English. Hallandale Beach sits next door with older condos, longer leases and a lot of the actual family doctors. Aventura is the mall, the hospital campus and the brokers who sell units with a view of the waterway. Hollywood and North Miami Beach hold the next ring — slightly cheaper parking, the same PPO question, and a lot of beauty and wellness rooms above storefronts.

Demand here is medical first, then beauty, real estate and restaurants. People ask which dentist takes their plan, which internist will speak Russian to a parent who will not, and which broker has actually closed a cash condo on Collins rather than mailed a flyer. Immigration work exists but is thinner than in New York; the files that do show up are often adjustment of status and older green-card renewals, not a first asylum story.
